Foreclosure Prevention Counseling Program
  

If you are facing financial hardship and you are in default on your mortgage payments, or even facing foreclosure, we may be able to help you!
HDRI  can help you to explore different options to avoid foreclosure.
Our services are free, and our counselors will advocate on your behalf with your mortgage servicer in order to seek the best solution possible for you.
 All you need to do is fill out an application and submit it with supportive documentation to our offices.

What Kind of Assistance is Available?

The assistance available for homeowners depends on the type of loan you have, your investor and your mortgage  servicer . Our counselors can help you to determine what programs are available based on this criteria. Let us explain to you briefly what programs you may qualify for:

Forbearance:  Written repayment plan to reinstate loan when borrowers will have additional income in the near future.

Loan Modification:  Permanent change in one or more terms of a loan that will allow borrower to reinstate loan and obtain an affordable mortgage payment.

Partial Claim:  Funds advanced on behalf of borrower to bring account current that would be secured by promissory note and will not carry any interest. Due and payable when borrower pays off mortgage or no longer is the owner of the property.

Short sale:  (Pre-foreclosure sale) Servicer allows borrower to sell property for less than what is owed.
Caution: Borrower may have to pay taxes on forgiven debt.

Deed in lieu:  Borrower voluntarily deeds collateral property in exchange for a release from all obligations under the mortgage. Borrower may be eligible from Cash for keys.  

Beware of Foreclosure Rescue Scams

   • Beware of anyone who asks you to pay a fee in exchange for a counseling service or modification of a delinquent loan.

   • Scam artist often target homeowners who are struggling to meet their mortgage commitment or ambitious to sell their home.

   • Beware of people who pressure you to sign papers immediately, or who try to convince you that can save your home if you sign paperwork or transfer over deed to your house

   • Never make a mortgage payment to anyone other than your mortgage company without their approval.

   • Do not sign the deed to your property to any organization or individual unless you are working directly with  your mortgage company to forgive your debt.
